The 6 Key Pieces of Information

According to federal guidelines, once we collect these six items, your mortgage application is considered official under the law (TRID – TILA/RESPA Integrated Disclosure Rule):

  1. Name
  2. Income
  3. Social Security Number
  4. Property Address
  5. Estimated Value of the Property
  6. Loan Amount Requested

Once these six data points are collected, the loan application is triggered, and we’re required to send you disclosures like the Loan Estimate (LE) within three business days. That’s why it’s important to understand what constitutes an application—even if you’re still shopping around.

What is the 1003?

The 1003 (officially, the Uniform Residential Loan Application) is the standard form used in virtually all mortgage applications. It gathers your personal and financial information, helps lenders assess your creditworthiness, and serves as the backbone of your file.

Documents You'll Provide

To get your file moving quickly and accurately, here are the most common items I’ll request at the start:

Last 2 Years’ W-2s
Most Recent 2 Pay Stubs
Last 2 Months of Bank Statements (All Pages)
Photo ID

If you’re self-employed, retired, or have other income sources (rental, alimony, etc.), I’ll guide you on alternate documentation like tax returns, 1099s, or award letters.

These documents help us verify your income, assets, and identity, and they allow us to lock in accurate pricing when submitting your loan.
