Understanding Credit & FICO Scores
Your credit score is one of the biggest factors in your mortgage — it affects whether you qualify, what loan programs you’re eligible for, and what rate you’ll pay. Here’s what you need to know, and how we protect your score along the way.
Why It Matters | Soft vs. Hard Pulls | Why We Don’t Hard-Pull Upfront | Free Credit Counseling | The Bottom Line
Why Your Credit Score Matters
Your FICO score is one of the biggest factors lenders use to determine:
- If you qualify for a mortgage
- What loan programs you’re eligible for
- What interest rate you’ll pay
Even a small change in your score can impact your rate — and over the life of a loan, that can mean tens of thousands of dollars. A higher credit score can lead to lower interest rates, which means lower monthly payments.
That’s why at Vitae, we don’t just run your credit and quote you a rate — we help you improve your credit before you apply.
Soft Pulls vs. Hard Pulls
Soft Pulls
- Do not affect your credit score
- Used for preapprovals, budgeting, and planning
- Let me review your credit profile and give you honest feedback
- Quick and painless — you’re in control
Hard Pulls
- Does impact your credit score (slightly)
- Appears on your credit report
- Triggered when you apply for a mortgage, auto loan, or credit card
- Can also lead to “trigger leads”, where other lenders buy your data and start spamming you
Why I Don't Hard-Pull Your Credit Upfront
At Vitae, I never do a hard credit pull without your full understanding and permission. In fact, I avoid it completely in the early stages.
Why?
Because:
- It’s not necessary for an initial conversation or loan strategy
- It can hurt your score if done repeatedly
- It can cause other lenders to bombard you with unwanted calls and offers
- It violates your trust
Instead, I use a soft credit pull to evaluate your situation and provide a clear roadmap. Only when you’re ready to move forward with a real loan application will we do a hard pull—and by that time, you’ll know it’s the right move.
